Living in Acworth, GA: A Local’s Guide to the Best Neighborhoods, Schools & Hidden Gems

By Sue Feagin · Realtor®, Acworth GA

I moved to Acworth in 2003 and promptly fell in love. After 20+ years, I still discover new things I appreciate about this community. If you’re considering relocating to Acworth — or you’re a buyer trying to understand the area — here’s my honest, local perspective on what makes Acworth special.

Why People Love Acworth

Acworth consistently gets called “a small town with big amenities” — and that’s exactly right. You get the walkable historic downtown, the community events, the genuinely friendly neighbors, and the sense of belonging that you just don’t find in sprawling suburban communities. And yet you’re 30 miles from downtown Atlanta, minutes from I-75, close to Hartsfield-Jackson Airport, and surrounded by shopping, dining, and entertainment that rivals much larger cities.

The lake is the secret weapon. Lake Allatoona is right in our backyard — boating, fishing, swimming, kayaking, and miles of trails. It’s genuinely one of the best things about living here, and you can’t replicate it.

The Best Neighborhoods in Acworth

The Woodlands: A classic established neighborhood with mature trees, larger lots, and the feel of true Southern suburban living. Great for families who want space and privacy. Median prices are in the $400,000-$550,000 range.

Sycamore Creek: One of Acworth’s most popular subdivisions for families. Well-maintained homes, active HOA, community events, and easy access to schools and shopping. Prices run $350,000-$500,000 for most homes.

Governors Walk: A newer development with larger homes and newer construction. Popular with buyers who want more square footage and modern finishes. Typically $450,000-$650,000.

Lake Allatoona communities: If lake access is important to you, several communities near Lake Allatoona offer boat slips, dock access, or lake views. These command a premium — expect to add 15-25% above comparable non-lake homes.

Schools

Acworth falls primarily in Cherokee County School District, which consistently ranks well in Georgia. Etowah High School is highly regarded, and the elementary and middle school options throughout Acworth are strong. There are also several well-regarded private school options nearby. School districts are one of the most common questions I get from families relocating — I’m happy to give you the detailed breakdown for any specific neighborhood.

My Hidden Gem Recommendations

Don’t miss the Acworth Beach on Lake Allatoona — it’s a community treasure. For dining, check out Pelican Grill for lake views and fresh seafood, and the local spots along Main Street for a taste of small-town Georgia. The Acworth Community Center hosts some wonderful events throughout the year that are worth putting on your calendar once you move in.
