As your local Acworth Realtor, I get asked every week: “Sue, what’s the market doing right now?” So here’s my on-the-ground take for spring 2025 — based on what I’m actually seeing day-to-day in showings, offers, and conversations with buyers and sellers throughout Cherokee and Cobb County.
Acworth’s real estate market has shifted from the frenzied seller’s market of 2021-2022 to something more balanced — but “balanced” doesn’t mean easy. Inventory has increased, which is good news for buyers. But the most desirable homes — well-priced, move-in ready, in popular subdivisions — are still receiving multiple offers quickly.
What’s changed: buyers have more time to think, more ability to negotiate, and more access to contingencies they couldn’t get two years ago. What hasn’t changed: Acworth is still a highly desirable community, and good homes don’t sit on the market long.
The median home price in Acworth for Q1 2025 is approximately $385,000 — relatively stable from last year, with some softening in the upper price points above $600,000 and continued strength in the $300,000-$450,000 range where most families are shopping.
My advice for sellers: Don’t let the 2022 peak pricing be your benchmark. The market has corrected, and buyers are informed. Pricing realistically from the start will get you more money than pricing high and reducing repeatedly. I’ve had sellers come to me after their homes sat for 90+ days with another agent — and in most cases, a strategic repricing and fresh marketing approach turns things around quickly.
Buyers are finding more options, longer response times from sellers, and more willingness to negotiate on repairs and closing costs. Interest rates remain elevated compared to the pandemic-era lows, but buyer activity is steady — there’s pent-up demand from buyers who’ve been waiting on the sidelines.
My advice for buyers: Get pre-approved before you start looking seriously — this isn’t optional in today’s market, where sellers won’t consider offers without solid pre-approval documentation. And don’t wait for rates to drop to your target number before entering the market. When rates do drop, demand will surge and prices will likely rise with it.
Several Acworth subdivisions are seeing particularly strong activity right now: Sycamore Creek, Governors Walk, The Woodlands, and properties near Lake Allatoona are moving well. The Lake Allatoona area in particular has seen strong appreciation — lake access and recreational amenities continue to command a significant premium.
